How we work

One owner, one open book, start to finish.

Six clear steps from first conversation to final key, priced in the open and run by the same person the whole way.

The process

From first walk to final key.

  1. First conversation

A call, a coffee or a walk through the property, whichever suits you. We hear how you want to live and what you have in mind.

  2. Feasibility & budget

Survey, zoning, setbacks and a realistic budget range, so you know where you stand before investing in design.

  3. Design

Plans and selections with your architect or ours, priced as they develop so there are no surprises.

  4. Open-book contract

The actual cost of the work plus an agreed builder's fee. You see every bid, invoice and receipt, with a budget report each month.

  5. Build

Weekly photo updates and an owner on site. You always know what happened this week and what's next.

  6. Handover & warranty

A full walk-through at move-in, and a return visit at one year to take care of anything that has settled.

Open-book pricing

You see what the work costs.

As the design develops, we price it from real trade bids, so the estimate keeps pace with the drawings. Before construction we agree on a builder's fee, and the contract is the actual cost of the work plus that fee.

Every bid, invoice and receipt is shared with you. Each month a cost report shows what is spent, committed and remaining against the estimate.

How open-book pricing works →

During the build

You're part of the build, not waiting on it.

From the day we break ground, every Ellehaus client gets the same four things.

Weekly update
Photos of the week's work, what happens next, and anything we need from you.
Live budget
A shared cost report each month showing what is spent, committed and remaining against the estimate, with every invoice attached.
Decision meetings
Selections scheduled ahead on the calendar with clear deadlines, so no choice is rushed and nothing holds up the trades.
Open site
Walk the house with us at framing, before drywall and before finishes, while changes are still easy to make.

Our approach

1:1

One owner leads your project from the first meeting to the final walk-through. You always know who is responsible and how to reach them.

That is only possible because we keep our calendar small on purpose.

What boutique means here.

Limited commissions

A small calendar

We take on only the projects we can lead personally, so your home is never one of dozens on a superintendent's list. See the commission calendar.

Open-book accounting

Full transparency

Detailed estimates as the design develops, then the true cost of the work plus our agreed fee. Every bid, invoice and receipt is shared with you.

Craft over volume

The details matter

Hand-picked trades, mock-ups for key finishes, and a punch list we finish before move-in rather than after.

One point of contact

No hand-offs

The owner who prices your home runs it, from the first estimate to the final walk-through. No account managers, and no new faces halfway through.

Weekly updates

Always informed

A written update with photos every week, so you know what happened, what's next and what needs a decision. Follow along through our process.

After handover

Still your builder

A full walk-through at move-in and a return visit at one year. Small things that settle are handled without a fight.

Questions

Before you call.

How does an open-book contract work?

You pay the actual cost of labor, materials and subcontractors, plus a builder's fee we agree on before construction starts. Every bid, invoice and receipt is shared with you, and you get a budget report each month showing what has been spent and what is committed.

Can I bring my own architect?

Yes. Many of our clients do. We join early to price the design as it develops, so the plans you love are plans you can afford to build. If you don't have an architect, we can introduce you to designers we trust.

What does a custom home cost?

It depends on the lot, the size and the finishes. We give you a realistic budget range during feasibility, before you invest in full design, and refine it at every design stage.

How long does it take?

Design and permitting usually take several months, and construction of a custom home typically takes twelve to eighteen months depending on size and complexity. We give you a written schedule before we start.

Do you build on waterfront lots?

Yes. Waterfront and coastal homes have their own engineering, flood-zone and permitting requirements, and we plan for them from the first conversation.

How many projects do you take on?

Only as many as the owner can lead personally. If our calendar is full, we will tell you when we can start rather than stretch the team.
