Whole-home renovations
Whole-home renovations in Tampa Bay, start to finish.
A complete transformation of a home you already love, from the floor plan to the finishes, run by the same owner from first price to final walk-through.
- Owner-led
- Open-book
- Whole-home scope

Scope
The whole house, not one room.
- Layout and structure
- Walls moved, openings widened and beams engineered, so the plan works the way you live.
- Kitchens, baths and primary suites
- Cabinetry, stone and fixtures detailed together for the rooms that work hardest.
- Additions and second stories
- More room on the same lot, tied into the existing structure and roofline.
- Windows, doors and systems
- Impact-rated openings, plus new HVAC zoning, electrical and plumbing while the walls are open.
- Finishes throughout
- Floors, millwork, plaster and lighting, with on-site mock-ups before final selections.
- Permits and flood rules
- In a flood zone, a renovation that costs more than half the home's value can require bringing the whole house up to current flood rules. We check this before design starts.
Renovate or rebuild
Sometimes the right answer is a new home.
We look at the structure, the flood zone and the numbers with you before design starts, and tell you plainly which path makes more sense.
How it runs
Same process, same open book.
Renovations follow the same six steps as our custom homes, with an open-book contract and a written update every week.
If you plan to live in the home during the work, we agree on phasing, access and site rules with you before we start.
